Thanks for feedback to all.
IMO if one has to invest in real estate then this reit is a good opportunity as liquidity stands on door I.e. within 24 hours payment realized after sale off units . Secondly it will give 5 to 10% listing gain if crosses 10 times and for long term easily gives 10% return as other reit are given .
I had applied in embassy mindspace and Brookfield and earned handsome profit except Brookfield for which I had to wait for some months .
Presently not holding any reit.

In my opinion, one should apply if QIB is more than 10 times and HNI not more than 1:2 ratio. 10 time QIB may bring around 10-12% listing gain, but if HNI is highly subscribed, allotment will be only few. Total gain may not be worthwhile

Few points which concern me before investing:
1. NAV per unit pre-issue and post - issue
2. Expected ROI for this product - as per historical data and ROI for peer REIT's pre distribution
3. Distribution mechanism- I understand 90% of free cash flows are distributed. If so, how will the REIT expand in future?
4. Expected costs from the rentals including breakup into Property related cost REIT management costs?

Nothing personal bro, jus wanting to understand the product. 127 NAV is there in the article but why it is not mentioned in the RHP?
127 v . Issue price 100 would translate return of 8% into 10% considering discount in issue price and there is potentional for future capital growth. Dont know at what price the assets were transferred to the REIT- at historical cost or at Fair Value at on the date of transfer to REIT. Stamp duty implications?
When yield is 8%, then why are borrowing from banks at higher rate - may be 10%?

Nav is just an reflection of asset value. We are in a economic downturn and high interest rates mark down asset value. So don't fully trust asset value. In global markets, big CRE companies walking away from assets instead of refinancing after term. This includes Brookfield and Blackstone defaults recently.
Of course India is a growing market, huge potential. I mainly investing for capital appreciation in long run. Yield is just protection from inflation for me. I feel there is more pain coming. You can see the price charts of listed REITs. Anyway when you going to buy? For me that time is when these assets go down.

Indostar OFS Retail got subscribed more than 3 times. As the Allotment was on price priority basis , those bid at much higher than the cut off price of 101 would have got allotment. I tried but could not submit bid as Axis Direct Site was down.

The clearing price for Retail should have been checked at BSE Website on the date of closing itself. As I could not apply I did'nt check. NSE old site used to show such information even for closed Issues. The new site is not showing IPO/OFS information both on going and past. Had you been allotted at 101.50 you would have received debit message from Bank the same day.

Mindspace distributions are up this quarter. However their performance is expected to be impacted as cognizant globally has said to vacate lot of office space which is a large client of Mindspace.

guys - we should understand the taxes on distribution better which I think is the key advantage of this product. what I have heard in is it will 8.25% yield which is 7% after tax. Can be good option for HNIs

Rule for tax of distribution is simple. What ever income character at REIT Trust level is applicable to investor level too. So dividend at Trust will mean dividend at investor hand. Similar for interest. With latest amendment refund of principal is not taxable but you acquistion cost will reduce to that extent

As i had stated earlier that IPO will have multiple application of Rs 15000. As per price band ad in ET today it is confirmed.
However Rs 800 crore IPO meant for non QIB is likely to see oversubscription
Would recomment application of Rs. 1 lakh i.e. lot of 1050 share for 105,000. So if IPO is oversubscribed by 7 time i.e. raises 5600 crore in non QIB category you will still get 1 lot allotted. May be 1 2 percent gain is possible on listing

Technically if you apply five applications of 1 lot in family member names and 5 times oversubscription happens than there is still 1/3 chance that you may not get allotment at all. Well this happens with lottery. There are also chances that you may get 2 allotment
Best is to put single application of 5 lot rather than 5 application of 1 lot
