@Baron, what are your views? should we go ahead in this ipo FF for listing gain. I am not interested in long term or FD type of return.. listing gain of 3% is sufficient..

Flip flop regulations and taxation in India (as compared to US) is major draw back. Risk is equivalent to equity and income equivalent to debt. Invest in this only to park excessive money and don't know where to park it or want to avoid concentration risk by diversifying. Don't apply for listing gain.

There are 2 categories: QIB and Others. In others, both retail and HNI are included, so you can apply 15k or above.

As per my understanding NII portion of 25% includes both Retail and HNIs. No segregation of <2 lac, 2 to 10 lac and >10 lac. Correct me if my assumption is wrong.

Issue of units at 22% discount to NAV, good margin of safety
Issue coming at peak of rate cycle, so any future rate reductions will be added tailwind
8% yield with likelihood of future increase in distribution
Premium properties in urban consumption hotspots with marquee clients
Strong sponsor, capable management

Caution
Consumption theme likely to be muted for a few quarters
Hotels in portfolio have occupancy rate of 66 ~ 75% which appears to be less when the whole industry is showing strong growth
Office properties have occupany rate of 75% which appears to be less compared to peers and the WALE of office properties is also less
Segment results show NOI margins in office properties is declining YoY
NOI margins of Hospitality and Office properties appear to be lower than Mall properties, so capital allocation management will be crucial going forward
