I had applied for 4 lots and I was allotted none and the amount was released on the 4th. instant itself-how come, the allotment was today i.e. 06-08-2020-Looks & Sounds Fishy-Has anyone got refunds on the 4th. instant-Kindly Reply-Thanks-Also is the listing tomorrow?

@AnilKumar, I got both allotment and refund both on 4th. Not only me most of the people, except SBI ASBA applicants for them it was on yesterday.

For calculating the NAV post issue:

Facts Known: as per the Final Offer Document dated August 3, 2020 – refer pages #314 & #374

1) Net Asset Value per Unit as of March 31, 2020 = 319.50
2) Fresh Issue 36,363,600 Units @275 = 9,999,990,000
3) Units outstanding immediately prior to the Offer = 556,654,582
4) Units outstanding immediately after the Offer = 593,018,182

Therefore, the Calculation of Post Issue NAV is as follows:

556,654,582 units @319.50 = 177,851,138,949 (Net worth prior to the Offer)
Add: 36,363,600 units @275 = 9,999,990,000 (Fresh Issue)

Therefore, Net worth after the Offer = 187,851,128,949
And, if we divide this by no of units outstanding after the Offer = 593,018,182
We will get after the Offer *NAV = 316.77*

There is a very strong case for Mindspace Business Parks REIT to be valued higher than Embassy Office Parks REIT

because of 2 reasons:

1) The average rental per sq. ft. of Mindspace is lower than Embassy

Hence, Mindspace is considered to be of lower risk as compared to
Embassy

2) on a post tax basis - the income distribution structure of Mindspace is more efficient than Embassy in the hands on the investors
