I think there will be a lock-in period for selling this ipo. Facevalue should be around 300. Not much clear.

What are REITs?
 REITs are investment vehicles that own, operate and manage a portfolio of income
generating properties.
 REITs are real estate equivalents of Mutual Funds. While Mutual Funds hold stocks,
bonds and gold on behalf of it investors, REITs hold income generating commercial
properties

How are REITS structured?
REITs operate with a Sponsor, Investment Manager and Trustee.
 Sponsor is responsible for setting up of an REIT and transferring or undertaking to
transfer assets, interest and rights in the SPV to the REIT prior to allotment of units
to the applicants.
 Investment Manager is responsible for making the investment decisions with respect to the underlying assets of the REIT including any further investment or
divestment of assets. It is responsible for management of REIT assets and ensuring that the assets have legally enforceable titles and material contracts are enforceable under the law.
 Trustee ensures that the money is managed in the interest of unit-holders. It is responsible for overseeing manager’s activities or operations and reviewing related party transactions

How do REITs generate Income?
 REITs distribute 90% of its net distributable cash flows to the investors.
 Price of an REITs units can rise/fall (like stock prices) and result in capital gains for the
investor.

No premium being quoted and very little interest.... Is there any price for the forms...

wait n watch until 29th July morning. Based on numbers you can decide whether to apply or not. Until then stock your money.

Yes. Retail can invest, its REIT. Minimum investment is Rs. 55,000/-

My comparative study with the listed peer EMBASSY OFFICE reveals that Embassy Office is current trading @ 57 PE which has market cap of 27k cr profit of 78 cr on revenue of 200 cr. whereas Mindspace market cap 23k cr profit of 500 cr on revenue of 2100 cr with much larger asset base of 11000 cr. Embassy is now trading @ 361 market lot size 200 shares. Going by the peer way Mindspace should at least give Rs.100 premium on listing i.e. it should list around 375.

Embassy is debt free and mind space have a lot of debt. So expect less distribution. And also if you see their fee structure they are taking more percentage from the rents collected.

Y there is a big gap i.e. 10 working days between ipo closing and listing date. Pls clarify.

Actual working day gap is of 7 days which is allowed as per the REIT Regulations, 2014.
