As per REITs, It is mandatory to share 90% of the surplus distributable cash flow.
I am not able to see any dividend distribution in Embassy Office Parks REIT Ltd. Am i missing something here?

Annualized yield on embassy was 8% for last year on issue price.
It won't count as dividends. It's more complicated math, it includes dividend, interest and amortization.

Embassy Park distributed arround 24 Rs per Unit till now after listing.

It is clear that it is on proportionate basis. But can somebody explain what happens in below scenario if NII is subscriber 4 times.

1) If I apply one lot from one Demat AC. Will my application gets rejected. Does I stand any chance here.
2) If I apply 4 lots from one demat, I will get at least one as it is proportionate basis.
3) Does all those who apply for one lot, get no allotment. or all those who apply one lot, 1 out 4 get allotment on lottery basis. Please clarify. All above assuming NII is subscribed 4 times.

1 - No, application stands valid
2 - Yes, you will get one lot
3 - One out of four will get allotment for single lot application

Thanks Bro, Now understood. Even If IPO is subscribed 4 times. There might be 1 out of 7 get allotment. Based on applications for 1 lot.

As mentioned by S.A.R, the subscriptions details don't match: I've confirmed it from NSE and Edelweiss both.

NII: 0.42
Total: 0.38

Request to admin, if there's something wrong, please fix it.

As per Edelweis QIB is 0.67 and NII is 0.82.
Add NSE and BSE subscription figures.

Eagle eye is missing in this IPO. I think He/She is busy in counting the money which she got from big bulls to spread false rumours about Yes bank FPO and trap retail investors. he he he

My sense say that there would be some retail portion out of that 25% because why they are saying that retail application is capped at 165000. It may be 10 or 15% out of non institutional quota

Edelweiss shows QIB 10% NII 28% Total 18%

Maybe chittogarh wants us retail to subscribe seeing the figures. I guess someone pointed out that once applied the bids can't be revised or cancelled. Be careful

@Ganeshji, it's fine you can go with "Individual" option.

this one is promising and shld give listing gains as well as good dividend yield in long term. can apply for min 55k across all demat accounts. to be on safe side wait till tomor to apply.

As this has only qii and nii space, can someone explain if the allotment in NII will be pro rata it on lottery basis

As per my analysis minimum 20-30 rs gmp.

As per REIT regulation, Minimum lot size was 800 shares.

But now SEBI has reduced minimum lot size from 800 to 200 shares so that more retail investors can participate in the REIT IPO.

That's why in my opinion, more application of 200 shares will give more chance to get maximum allotment.

If I am wrong, please correct me.

wrong because there is no retail quota here all are treated as NII , if it oversubscribed by 10X , you need to apply minimum 10 lots to get one lot . else applying one lot is waste of time and energy

Your understanding is wrong. Earlier minimum application amount was Rs 2 lakh. Now it is Rs 50000. Basis of allotment pro rata remains same

Under NII category. Pro rata allotment
