Admin, What is this inconsistency in subscription figures. 15 minutes back it has shown total 1.79 times, with NII 2.5 times and Inst. 1.05. Now it is not even half of that.

Brief overview between the only listed REIT of India (Embassy Office parks) and to be listed (MindSpace Office parks) as on 31.03.2020

Criteria Embassy MindSpace
Plants & Property 20,699 Mn 1,453 Mn
Borrowings (NC) 56,171 Mn 63,569 Mn
Finance Cost 3804 Mn 5,114 Mn
Operational Revenue 21,449 Mn 17,660 Mn
PAT 7,655 Mn 5,139 Mn
EPU (Diluted) 9.92 NA
CMP (in Rs.) 365 275 (issue price)

Now, basis above differentiation i found no reason to given this issue a thumbs up for listing gains or for capital appreciation. Embassy parks is already available at much more attractive valuations. Rest is the judgement of prudent investors.

Mindspace REIT Allotment FAQs

5. On what basis Mindspace REIT shares are allotted to retail investors?

If Mindspace REIT oversubscribed in the retail category, the Mindspace REIT shares will be distributed on a proportionate basis to Retail Individual Investors (RII). Each retail investor will get a minimum of 1 lot subject to the availability of shares in the retail portion. If enough shares are not available, a lottery is drawn to choose the investors.

*On Mindspace REIT IPO in Economic Times!*

Abhay Doshi, an independent dealer in the unlisted market, said the Mindspace REIT issue appears to be the wrong offer at the wrong time.
“Due to the Covid-19 pandemic, working from home is the new normal. An IPO dealing in office space is not coming in an opportune option," he said. “Commercial real estate will not attract investors at this point of time."

Team,

How does allocation in REIT take place? In case of oversubscription, does applying for 2 lots increase my chance of allocation by 2x or it is same whether applying for 1,2 or 3 lots?

There are only 2 categories in this issue
QIB & NII
Retail is combined in NII.
You can apply in retail if application < 2lakhs
Apply in HNI if application > 2 lakhs

I don't see any quota for RII (but there is an NII quota).
Is there really a limit of max 3 lots? What happens if I bid for 4 lots?

There are 54 Anchor applied almost all the foreign institutional investors and local institution.
It seems good subscription at the end of the issue closes.
My view is very tough allotment for retail who applying 55k

G.kumar ji,

There is a third option also.

09 lots through one A/C
&
01 lot through another.

Better watch subscription figure up to last as per your Bank/ Broker cut off time and take decision accordingly.

Thanks.

In Stock Market only calculated risk gets paid. In this Issue, prima facie the risk factor now is correction in real estate market. Once the economic activity comes to nrmalcy say in the next 6 to 12 months the prices soar. Stock Markets normally discounts 6months' future, hence the REIT will reward its unit holders handsomely going forward. People thought that no risk in YESBANK FPO. What happened.

As many of the investors are enquiring about the #Allotment process in REIT IPO, please be noted that Reg. 16 of the Chapter IV of SEBI (REIT) Regn. stipulates that "In case of over-subscriptions, the REIT shall allot units to the applicants on a proportionate basis rounded off to the nearest integer #subject to minimum subscription amount per subscriber" i.e. allotment will be on lottery basis as there is condition of minimum lot size.

Above the over-subscription level, minimum multiples of 200 + lottery.
Above the over-subscription level, lottery for 200 shares

Very important question - if this issue gets subscribed 2X by retail investors and if I have applied for 1 lot then how does allocation take place? Can we get partial units for e.g. 1/2 unit or does it have to be either 1 unit or no unit? Also if the allocation is either 1 unit or no unit then what is the ratio in which the allocation takes place - if the issue is subscribed 2x and if 1 apply for 1 unit then will the allocation be as follows? Every OTHER applicant gets a full unit?
110.2. Unnikrishnan R |   Link |  Bookmark | July 28, 2020 4:32:12 PM
There won't be partial allotment as trades in secondary markets also in lot and you are not suppose to half lot.

Going by the subscription figures, I think the Issue gets 6 times oversubscription. When we apply in Individual category max. 3 lots i.e. 600 units were allowed. NIIs can apply max. say 60,000 units in one Application. Had it been normal IPO allotment basis, 6 times sub. lottery one out of 2 applicants who have applied 3 lots will get 200 units. Those who have applied single lot, one out of 6 will get 200 units. Those NII applied max 60,000 may not get more than 1000 units. Now let;s see the proportion allotment in this case. Those who have applied for max.60,000 units will get 10,000 units. The allotment for those Individuals who applied for single or max.3 lots will be tougher, the ratio may be 1 : 9 or may be 1:18 or even more because more units were allotted at the higher levels. If less applications at higher levels, lower categories may get better allotment chances.
