No retail quota. Retail investors will have to apply for 1 lot or multiple lots in Nii+retail quota.
Upi method of application will not be applicable in this ipo because upi is applicable for retail quota. This is due to the fact that upi allows only upto 2 lakhs transaction but Nii quota doesn''t have 2 lakhs limit
Allotment will be in proportional basis. Multiple lots application will increase your chance of allotment.
Once you apply through asba, you will not be able to withdraw your application. Because NII investors can''t withdraw their application.
This is my findings from previous REIT ipo Mindspace. I may be wrong and correct me if my understanding is wrong
Dear Expert please advice, Can I open multiple demate account in ZERODHA for my familymembers and use only one my saving account for investing, is it possible.
Now work from home culture.. there assets has also decreased in the financial year.. and also mentioned that IPO is for asset indebtness.. secondly loss generating... So better to avoid...
Brookfield is one of the biggest real estate company and well reputed company. REIT concept is well established in developed countries and medium size apartments and condos are part of some or other REIT. Sebi wanted to go slow on new concept, that''s why lot size is bigger, but eventually it will come down. These are hybrid of debt+equity and not meant for everyone. If you are putting money in fixed deposit or G-sec then this is a better alternative. In cities good locations are hard to come by so value per se not much risk. But definitely along term play. It may take some time to get back to normal, of course you only can buy low when fear is in market. Eg indigrid invit was ~86 one year back , now 133 on top of 12% yield all this time. Check documents to determine if it suits you.
what would happen if I were to apply the IPO for my demat account but use someone else''s (say, family member''s) upi id and bank account for that? SBI already allows 5 different ASBA applications for different PANs (Axis allows 3, different banks allow different numbers but most allow only one application from bank account holder PAN only) but not sure about upi applications.
Last two REIT IPO gave positive return.Embassy and MindSpace.

It has posted losses in 2 of the last 3 financial years. So we need to be bit careful in applying this IPO.
The other two REITs Mindspace and Embassy IPOs consistently generated profits and thereby listed with 10% premium but this IPO can list it loss or on par.
Also we need to apply for a minimum amount of Rs.55000

In Embassy REIT minimum application was Rs 2 lakh and above. In mindspace it was 55000 similar to this REIT so what is the issue Trading lot is 100 shares not 1 share
REIT can generate 7% return but not confirmed better buy PFC bond 15 year generating 7.15% guaranteed. Not much listing gain can be seen.

Are you aware that in REIt you own underlying real estate which means you will also gain when this real estate price goes up or lose when this real estate price goes down
When have you seen massive fall in real estate price for known commercial areas?
Post CCP virus, some jobs will be permanently carried out from home as companies save monies on sq.ft overages (whether rental or owned, per-se)
Promoters want to shift the burden to public and hence, very magnanimous in their offering.
Tails, I win, Heads, you Lose......
Days of REIT''s attraction are over......even their yield is not deterministic any more......if am seeking office space, I can demand rental cuts and easements in the contract....gone are the days of 5% enhancement across the board!!!
