They are all generic risk factors. Have you understood REIT specific issues
apply only if u r planning to hold it for longer tenure it is not a share its a reit. it is suited for people who are looking better return then FD. it is expected to generate about 7% yeild on the issue price.
All income is exempt for individual except rental one... Becoz, all income is taxable for business trust

Business trust pays no tax. All distributed money (not income) as you can return capital also has colour of what business trust receives as. Mostly business trust receives as interest, dividend or return of capital
As Arun mentioned, REIT split quarterly payment into multiple parts. Dividend part is subject to tds and taxable based on your income like regular equity dividends. REIT generally have flexibility to structure their business into SPVs to get better tax advantage. What I seen is they keep dividend part to small amount.
Thank you all, What I came to know about REIT, is that it''s not a money making instrument. It is good for diversification and has potentially limited downside at the cost of low return (sometimes even less than money market). If one is already heavy weight on real-estate or debt instruments, they should avoid it. Another thing is that it''s for long term holding until company makes profit and/ or REITs market matures with rules and regulations.

Some analysis on this REIT (in my limited understanding and from reading offer documents): - REIT is a yield and cash flow distribution game. So rather than looking at profit, cash flows seem to be more meaningful. While this REIT has losses, cash flows are strong. - Seems priced at decent discount to NAV (NAV appears to be ~310 or so at top of price band) - Option to acquire 15mn square feet identified and ready assets, in addition to the 14mn initial portfolio - clear growth path - Lots of other commercial real estate assets Brookfield has - which may come in REIT also - Collections are close to 98-99% in Nov-Dec Looks good to me, on the face of it.
Top three clients are kanjoos - Accenture, Cognizant, TCS. Cognizant pays a rent that is about 40% discount to market rates, so good luck earning money here !
