License will be the Biggest issue if Indian industry. As last year there was a talk that govt. Want to divest share holding around 75000 crore from Lic. So everyone who do application in issue will get shares.

****** IPO********** Existing Project portfolio is not have an attractive Numbers.(Only Four Site) Very small in size compare to its parent global giant. Sum of last five year profit tends to nothing.
Post COVID 19 their main customer base MNC tech companies are plan WORK FROM HOME in future also.So requirement of office space in nearby future is very limited.
So even if IPO reduce debt figures, still new growth is limited from my point of view unless acquire healthcare project sites as per provision of budget 2021.

As per budget 2021-22, for REIT dividend only TDS is not deducted. Dividend is still taxable.

Lot of detail in analysis but most important part not answered. With what we should compare REITS? In my view REITS should be compared with dominant dividend yield stocks like SJVN, NHPC etc. ALL incomes are comparable now as dividend or interest is taxable in hand of holder
Would you like to buy SJVN or REIT is interesting point and am certain will generate lot of fumes and hopefully some light

Nicely explained. But stock performance of Brookfield REIT will be abysmal as performance of real estate depends on number of favorable as well as unfavorable factors.
IRFC > Slow and steady. Today came very close to IPO price. Add if you get below 24.50 HomeFF > Already making money. Today UAE fund has bought 6 lakh plus shares at 563. Solid company started by Technology and Finance veterans, should do well in medium to long run
How is it even being compared to the other two reit .. those were not having bad financial when those were listed, there are better opportunities available in the market and as of market is pulling everything up... So trend basis one may consider but isn''t that a risk to bet on trend till listing.. if u are so bullish then invest in the index itself
I am also holding this share, and my observation is, after the listing it went into accumulation phase for last 3 to 4 days, if you look at today it is already up 3% and buyer seller ratio also almost equal and I believe it will go up to 35 rupees in three to four months.

Dear Jay Target of 35 is bit High for a PSU...Actually I don much Believe on PSU shares ..There growth in terms of price of share is bit slow...Plus I have fear of Railway Privatization..
U say that didn''t believe on PSU then big question is why u applied this IPO For long term perspective it can''t give return in few hours/days/week/month/
So conclusion is if u can''t see some loss in position then it is better to book loss and forgot it

@arpit If you certain that some other share can give you upto 25% plus return in one year then you should book loss and move on. Fair to expect 15-25 percent return from current level including dividend in one year from IRFC

I am willing to buy this REIT at 275 as replacement of my FDs generating less than 6% interest. I am also willing to swap my FDs with IRFC at Rs 22 price for nearly 25% of my FD portfolio

Sir I am sure about IRFC''s dividend But there are other PSU which I think can be a substitute for FD and I too have them in my portfolio IOC 7.5 dividend at 104 = 7.2% NHPC 1.2 dividend at 24 = 5% (expected) SJVN 1.5 dividend at 26.5 = 5.67% (expected) NMDC 5.5 dividend at 114 = 4.82 (expected)
Beside this I think that all Good PSU may also enjoy up-move because of one successful disinvestment or asset monetization.

IOC and NMDC are not certain dividend figures. While other two mentioned by you are more predictable and less risky on quantum of dividend

IOC Had announced 7.5 dividend and ex date is 9th Feb For NMDC past 2 year dividend was 5+ each year so I expected it

One should not buy near record date as price is going to be adjusted for dividend on ex date and dividend is taxable. In this manner only your capital is coming back to you and one is paying tax on that at marginal rate

Hello Guy if i don''t apply for this IPO, So I can buy their units from NSE BSE after listing?
I know this forum mostly about making quick bucks in IPOs. But investor portfolio and diversity too are important if you are looking for long term. This is not a regular stock, its little complex, so only well understood investor should focus on it. Capital appreciation would be slow compared to stock, but better/same yields compared to debt/G-Sec/bank deposits. This going to be a large cap in future as Brookfield is holding large real estate which will flow to this REIT eventually. Its priced at discount of ~10%. There would be lot more REITs in future (DLF.. etc.) and its good for investor choice based on performance.
REIT"s are Less Volatile in the Stock Market. Comparing Brookfield with the Peers it Looks Like After it will get Listed there will be Re- Rating of All the Peers. I really Like Embassy Office Parks it Can Give You good Returns in Future. Brookfield will be Worth Watching. Will apply based on Subscription Figure. ( As I want 1 Lot So will apply Accordingly So that There will be Less Risk )
