This product can give 350 to 400 basis points more return than 10 year G sec.
This is entirely different product and people who wants to have regular income can opt for the same.

Some time you can see the capital appreciation as in the case of Indigrid Invit, which now trading at around 133.

If you want to earn 10-10.5% yearly return (payable at quarterly basis) can go for this IPO.

According to Anchor details available in BSE Site, ICICI, HDFC, AXIS, ABSL,UTI, BNP and BAJAJ have subscribed to the extent of about 826 cr. But QIB bids very negligible till now. BSE also not updating Cumulative Bid details. NSE is showing only NSE Bids.

Hi members, plz ans below ques that will be helpful for new ppl to this kind of ipo

1) Anchor is 98.77%, Qib is 0.67% & other/retail is 0.56% then we shouldn't judge it according to qib oversubscription and apply for listing gain?

2) As it is different then regular ipo, if I apply for multiple lot and others category is oversubscribed then I'll get only 1 lot or multiple are possible?

I believe BSE is not updating bid details correctly, the NSE only QIB bids visible on NSE are near to 0.75 but on cumulative basis it shows 0.02, which means data from BSE is not being updated correctly perhaps.

(i) Revenues are decreasing consistently,
(ii) profits are fluctuating and
(iii) This is InvIT unlike Nexus which was REIT.

It may give some nominal returns but for the above reasons, I am not applying.

No investor fancy here? Nowadays Investors are addicted with lucrative gmp. I think even if we get 2 % return in just 2 weeks, it is very good. Because here chance of allotment is very high. I made good money at Nexus Selct.

Any Invit follower can answer this - Having such anchor book, where just one entity is allocated 100% and that entity too looks like sort of related party - is this common or only applicable to this company??

Even the NHAI cashflows are a fallacy, given NHAI and how debt laden it is starting to get.

Acquisition of new assets isn't happening any time soon so that brings in longer holding period. The 11% yield is all an investor will get given the AAA debt structure, as due to miss in cash flows, if on account of any default, the yields might rise but the units then get traded at discount.

The Right of First offer they have is a plus for new asset acquisition but for that they will surely come in to raise funds again, probably via debt, which means the debt level after current repayment will rise again, impacting EBITDA margins and hence impacting yield of 11% going ahead.

Only if one follows invest and forget should seek to jump in on this one

Having applied in most of Invit and reits I always compare it with FD instrument for long term purpose and slow moving PSU for short term gains . Some of them eg , Embassy and Brookfield gave an early exit within a month time .

11% yield is quite for these type of products since these are typically comparable to debt products with AAA sort of rating, so a 8-9% should be good enough.. Also, the IPO price is ~ 81% of NAV (book value), so there is still some potential for the upside.. But as rightly pointed, the cash flows are uncertain, so max listing gain could be 1-2%.

2. I read it has no retail, but I can see at Zerodha to apply worth 15k, how is that possible?
3. Why no GMP for it?

@DeepakYadav Retail section is disabled for this IPO. Anything greater than Rs.14699 is considered as HNI here. Hence 15k comes under HNI not Retail.

Any idea what is the yield on this IPO? I remember Nexus had 8% and Indigrid has around 10%.
