It's a Mainboard ipo & surprisingly I haven't find the Anchor investors in this. Correct me if I have missed it.

​@abc xyz Awfis has raised Rs 268.6 Cr from 32 anchor investors at the upper price band of Rs 383 per equity share. As expected, Anchor List wad released yesterday late evening.

these coworking space companies look very good from outside but their books are full of loss. I have lost money in WeWork US share. my investment went to zero in WeWork as it filed bankruptcy in US court.

Apply this Awfis only for listing gain purpose. I do not see any future growth and profitability in near term. Office rent increasing, employee not willing to work from office so why companies will take Awfis space on rent.

WeWork had a major underlying fault : too much optimism. In their CEO, in their work ethics and all surrounded to it. Operating on Fixed Lease model, that too in the heart of major cities, you are likely to be burdened with lease rentals over time if you do not receive the payments from office clients. Covid made the matters worse but the fault was there from the start.

On the other hand, scale of Awfis is currently no where near to WeWork, still the debts on books are lower, operations are done in unorthodox manner where space provider gets a cut from the payments given by office clients and not fixed lease rentals. This provides equal opportunity for the space provider to earn more on his space, as well as helps Awfis to operate on asset-light model @Kingpin @Ankur Goel

awfis comparison with peers

Somebody pointed that wework india was profitable. From this ,It seems only at operating level.
Also each company here is profitable at operating level !
Smartworks and tablespace have higher debt ratio. Looks like their biz model is owning the office spaces, hence capital intensive.

Smart Works and Table Space both largely operate on Single Lease model where they bear all the fit-out (making up of office space cost). Awfis works differently hence less capital intensive than other two. Even if thats kept aside the business segment is such that its not well understood by the society at large currently, and with real estate costs also playing a part the costs for these companies will likely remain higher at each juncture. @UjwalG

​@Chhote Lal sir, in SME IPO' " more number of lots  have more chances of allotment" is applicable only in case of HNI and not in retail. Am i correct sir

In SME if you apply more than 1 lot (which exceed 2lakh) will be considered HNI.

Always applied from both accounts but till now i got only 2 mainboard ipo in one year and earned 10000 rs listing gain only. I know i have less knowledge in IPO that’s why asking so much questions. Sorry if i have asked unnecessary question

​@Bhragu Agarwal In reference to Stock markets, it is usually a five day working/trading per week. However, today (20th May) was declared holiday due to polling in Maharashtra. Also, Banks in many states (including Maharashtra) will be closed on Thursday, May 23, on the account of Buddha Purnima, though stock markets are open on 23rd May.
